PUBLIC HEARING ON PLANNING ITEMS

  1. FERNLEY 95A SPEEDWAY / KWS ENTERTAINMENT dba NORTHERN NEVADA MOTORSPORTS / SIMPSON, DANIELLE – SPECIAL USE PERMIT MODIFICATION (for possible action) – Request to modify an existing special use permit due to the name change of the permit holder and property owner, for the continued operation of an existing racetrack, motor sports and recreation complex, and all related activities as listed on the original special use permit, and to utilize 3 additional commercial coaches in conjunction with the racing facility; located at 1965 South Highway 95A, Fernley (APN 21-551-01 & 21-551-04) PLZ-15-0045

        Planning Commission Recommendation: Based on the recommended findings, the Planning Commission unanimously motioned to recommend approval of the request for a Special Use Permit for Fernley 95A Speedway / KWS Entertainment dba Northern Nevada Motorsports / Simpson, Danielle, subject to 4 approval conditions.

  1. SAGINAW MANUFACTURING, INC – ZONE CHANGE (for possible action) – Request to change the existing zoning from C-1 (General Commercial) to CMU-S (Commercial Mixed Use-Suburban District) on two parcels totaling approximately 10.11 acres; located at 269 Dayton Valley Rd., Dayton (APN’s 16-271-22 and 16-271-23) PLZ-15-0043

        Planning Commission Recommendation: Based on the recommended findings, the Planning Commission unanimously motioned to recommend approval of the request for a Zone Change from C-1 (Limited Commercial) to CMU-S (Commercial Mixed Use-Suburban District), for Saginaw Manufacturing, Inc.

  1. RIVERPARK PHASE 4, UNITS 3 & 4 – TENTATIVE SUBDIVISION MAP (for possible action) -– Request for a Tentative Subdivision Map for Riverpark Phase 4, Units 3 & 4, a proposed 97 lot single family residential development, on two parcels totaling approximately 35.63 acres; located off of Stratton Drive, Dayton (APN 16-025-30 & 29-564-01) PLZ-14-0029

        Planning Commission Recommendation:   Based on the recommended findings, the Planning Commission unanimously motioned to recommend approval of the Tentative Subdivision Map for Riverpark Phase 4, Units 3 & 4 (APN 16-025-30 & 29-564-01) subdivision, subject to 36 conditions, as amended by staff and the applicant, by mutual agreement.

  1. RIVERPARK PHASE 3, UNITS 16, 17, 18, 19 – TENTATIVE SUBDIVISION MAP (for possible action) -– Request for a Tentative Subdivision Map and street name request for Riverpark Phase 3, Units 16, 17, 18 & 19, a proposed 240 lot single family residential development, on an approximately 105.89 total acre parcel; located off of Fort Churchill Road, Dayton (APN 16-022-38) PLZ-15-0040
